Transforming an Explosives Test Site into Baegot New Town

From 1985 to 1996, this land was used as an explosives test site. In 2006, the City of Siheung purchased the site to initiate an urban development project.

Dodam Estate entered the Baegot New Town project in 2011 as the preferred negotiation partner for the city-led pilot development project.

As the name implies, meaning “a place of learning,” Baegot New Town was developed as a hub for education, healthcare, and R&D—bringing Seoul National University’s Siheung Campus and an R&D cluster to the area.

Dodam Estate has participated since the pilot stage, carrying out block-specific planning and development, and has supplied approximately 8,000 units within mixed-use residential-commercial complexes.

The Poongsan Specialty Metals factory site in Hyoseong-dong, Incheon, long operated as an industrial site,

was transformed by Dodam Estate into a central area for urban regeneration and residential development.

In cooperation with public authorities, we rezoned the land from industrial to residential use, and through the development of 1,440 residential units and commercial facilities, we transformed the local landscape.
By reinvesting development profits, we also secured public infrastructure such as parks and swimming pools, enhancing both community convenience and regional value.

The Sindoh Asan Plant, completed in 1983, was once a key facility producing multifunction printers and other major products.
As production shifted overseas, however, the site became vacant.

Hoyun Development, an affiliate of Dodam Estate, is carrying forward urban planning changes through the Baebang Gongsoo 4 District Unit Plan.

A large-scale development is underway, including approximately 3,292 residential units in buildings ranging from two basement floors to 39 above ground. In cooperation with the local government, we have signed an MOU pledging public contributions worth about KRW 60 billion.

This project, converting a former factory site into a residential-centered mixed-use new town, will bring significant change in terms of infrastructure, community composition, and urban growth.

The Hana Bank Training Center site, after relocation, remained unused for a long period, losing its original educational function.

Developers Lab, an affiliate of Dodam Estate, is revitalizing this idle site, planning it as a new landmark for the region.

Located on the border between Suwon’s Yeongtong district and Yongin’s Giheung district, the site benefits from its urban location while also offering rare natural surroundings.

Dodam Estate plans to take full advantage of these conditions to present a large-scale terraced housing project that actively embraces the natural environment rarely found in city centers.
